Homeowners Insurance Presentation

At the 2009 Annual member meeting a presentation on Homeowners Insurance was given. Several members requested the slides supporting the presentation be posted on the website for future reference. This presentation was based upon my personal experience of searching for insurance after I was  non-renewed by my insurance company of 20 years and subsequently canceled by a replacement insurance company.  I learned a lot about the industry, property risk management, how risk is determined and what we as consumers need to know and be prepared for. While it appears that many insurance companies are ‘quitting’ the California wildland/forest areas, there are insurance companies that are not. These insurance companies tend to be the larger more well known companies. So the bottom line is, if property owners do the right things with respect to minimizing their own property risk, insurance can be obtained. It will, however, be more costly……a price we pay for living in the forest.  Click on the link below for a .pdf copy of the presentation.

Notice Received from Cold Springs Water Co.

Today I have mailed to all Cold Springs Water Co. customers a letter regarding a rate increase.  This rate increase is necessary as we can not continue to lose money as we have been for the past few years. This year we have had to trim expenses everywhere possible, including salaries and benefits. If we do not receive this rate increase it may be necessary to either sell to Del Oro Water Co. (they have tried to purchase us in the past) or be taken over by TUD. Either of these options will result in much higher water prices than we are requesting. I have included (attached below) a copy of Strawberry Water Co. rates as of Dec 2008. You can also view it at www.delorowater.com They will not operate a company in the red and have the means to get the rate increases they need. TUD also has similar rates for the small water companies it has taken over. As you can see our water prices will still be very reasonable for Tuolumne County. You need to compare our rates with other small mountain communities and not with companies from large metropolitan areas. I hope I have answered your questions as to why we must get this rate increase. I am leaving on vacation tomorrow and will not be back until August 31, with hope that I will come back with fewer questions on my phone.

New By-Laws September 2009

The Board made changes to the association’s by-laws. The changes were minimal. The attached file labeled “new” is the clean version with all changes. The attached file labeled “original with changes” show highlights in red and orange which indicate those parts removed, and highlights in blue are those parts added.

Please review and if you have comments, please post them prior to September 5. Those present at the September 5 annual meeting will vote to approve the changes. Thank you.

Knight Fire Near Cold Springs

Certainly most Cold Springs property owners are aware of the nearby forest fire (http://inciweb.org/incident/1757/) that impacted our
community with smoke and ash. When a fire is this close it is an ugly reminder of how vulnerable we are. Please be safe and ask your guests to be safe during this hot dry summer.
