			<content:encoded><![CDATA[<p>At the 2009 Annual member meeting a presentation on Homeowners Insurance was given. Several members requested the slides supporting the presentation be posted on the website for future reference. This presentation was based upon my personal experience of searching for insurance after I was  non-renewed by my insurance company of 20 years and subsequently canceled by a replacement insurance company.  I learned a lot about the industry, property risk management, how risk is determined and what we as consumers need to know and be prepared for. While it appears that many insurance companies are &#8216;quitting&#8217; the California wildland/forest areas, there are insurance companies that are not. These insurance companies tend to be the larger more well known companies. So the bottom line is, if property owners do the right things with respect to minimizing their own property risk, insurance can be obtained. It will, however, be more costly&#8230;&#8230;a price we pay for living in the forest.  Click on the link below for a .pdf copy of the presentation.</p>

<p>Today I have mailed to all Cold Springs Water Co. customers a letter regarding a rate increase.  This rate increase is necessary as we can not continue to lose money as we have been for the past few years. This year we have had to trim expenses everywhere possible, including salaries and benefits. If we do not receive this rate increase it may be necessary to either sell to Del Oro Water Co. (they have tried to purchase us in the past) or be taken over by TUD. Either of these options will result in much higher water prices than we are requesting. I have included (attached below) a copy of Strawberry Water Co. rates as of Dec 2008. You can also view it at <a href="http://www.delorowater.com " target="_blank">www.delorowater.com </a>They will not operate a company in the red and have the means to get the rate increases they need. TUD also has similar rates for the small water companies it has taken over. As you can see our water prices will still be very reasonable for Tuolumne County. You need to compare our rates with other small mountain communities and not with companies from large metropolitan areas. I hope I have answered your questions as to why we must get this rate increase. I am leaving on vacation tomorrow and will not be back until August 31, with hope that I will come back with fewer questions on my phone.</p>

			<content:encoded><![CDATA[<p>This is an update from your Cold Springs Property Owners Association Board of<br />
Directors. Last September we decided to have the 2009 Annual membership/Community meeting over the July 4th weekend. Following our May 15, 2009 Board of Directors meeting, we have decided to forego a July 4 event and instead concentrate on the usual Labor Day meeting (Sept 5th) at the Pinecrest Community Center. Details will follow in the August newsletter.</p>
<p>The Board of Directors has also approved a one time change to the 2010 annual dues. For members of good standing in 2009 there will be no 2010 dues assessed. New members wishing to join the Association for 2010 are asked to pay the $20/yr (improved parcel) or $10/yr (unimproved) dues. Existing funds in the Association will be used to fund the CSPOA website, membership drive, periodic mailings and insurance.</p>
<p>The mission of the Association is to represent and promote the highest interests of<br />
property owners and to provide property owners the information they need to<br />
responsibly use, preserve and protect the quality of life that is the essence of Cold<br />
Springs and our common interest in it.</p>
<p>Some possible future issues affecting all Cold Springs residents for which we may need representation are:</p>
<ul>
<li>Insurance (renewed focus by insurance companies following the CS fire spring 2008)</li>
<li>Possible development or division of the Wainright property.</li>
<li>Water supply</li>
<li>Roads, snow plowing</li>
<li>Other?</li>
</ul>
